# Reading the memoria de calidades: the lines about your front door

Every new-build sale in Spain comes with a quality specification. A few of its lines are about the front door and its lock. What those lines usually mean, and what to ask while there is still time.

When you buy a home off plan or under construction in Spain, the developer gives you a *memoria de calidades*: a list of the materials and fittings the home will have. In Pilar de la Horadada, which started more new homes than any other municipality in the Vega Baja in the first nine months of 2021, a lot of buyers have one of these documents in a drawer.

Most of it is about floors, kitchens and air conditioning. A few lines are about the door you will lock every night. They are worth reading closely, because they are written to sound good.

## The phrases you are likely to see

**“Puerta de entrada blindada” / “puerta de seguridad”.** A front door described as armoured or a security door. These words have no single legal meaning. They can describe anything from a timber door with a steel sheet inside to a steel-framed door with several bolts. Ask what is inside the leaf and how many locking points it has.

**“Cerradura de seguridad con X puntos de anclaje”.** A security lock with a number of anchoring points. More points spread the load when someone tries to lever the door, but they only work if the frame is as strong as the leaf.

**“Bombín antibumping” / “cilindro de seguridad”.** An anti-bump or security cylinder. Good to see, but ask for the make and model: these words cover a wide range of quality.

**“Mirilla”, “escudo”, “pomo”.** Spyhole, guard plate, knob. The guard plate (*escudo*) matters more than it sounds: it protects the cylinder from being gripped or drilled.

## What to ask the developer before handover

1. **The make and model of the cylinder,** and whether the keys will come sealed with a security card.
2. **Whether the cylinders fitted during the works will be replaced** before handover, or whether the ones in the door now are the final ones.
3. **The locks on the storeroom and the garage door**, if they come with the home. [Who looks after those, and what to do when they jam](https://locksmithpilardelahoradada.es/blog/storeroom-and-garage-locks-in-a-new-block/).
4. **Which doors are communal:** the street door of the block, the pool gate, the garage ramp. Those belong to the community, not to you.

## When the keys are handed over

The document tells you what was promised; handover day is when you check it. Try every door, every key and every lock before you sign. [The door and lock checks for handover day](https://locksmithpilardelahoradada.es/blog/handover-day-doors-and-locks-to-test/).

Remember that under Spain’s building law (the LOE), the builder answers for defects in finishes for one year from handover. A door that sticks or a lock that does not throw cleanly is something to report to them in writing. Replacing a cylinder you simply do not trust is your decision, and can be done straight away.

Already handed the keys?

One visit soon after handover replaces the builder's cylinders, checks every door against its frame and sees to the storeroom and garage.
